Improving existing homes

We aim to provide well-maintained , warm and efficient homes that are affordable to run, including a continued commitment to maintaining the Decent Homes Standard, upholding 100% Gas Safety compliance and providing an efficient and cost effective repairs and maintenance service. In partnership with our repairs and maintenance partner Mears, we provide a value for money repairs service that keeps all our homes in good repair, protecting their value whilst ensuring the safety and comfort of our tenants.

Improving Existing Homes Performance and Achievements 2015/16

  • Procured a new Construction Related Services contract to deliver repairs and improvement works saving £1.65m per annum
  • 100% of properties had a valid landlord gas safety record
  • 100% customer satisfaction with responsive repairs and gas servicing
  • 87% of repairs completed ‘right first time’
  • 97% of appointments were made and kept
  • 99% of emergency repairs completed within 24 hours
  • 91% waste recycling rate

2016/17 Look Forward

Moving forward to 2016/17, we will aim to:

  • Achieve 100% compliance with the Decent Homes Standard
  • Maintain 100% properties with a valid gas safety certificate
  • Ensure that 98.5% homes have a minimum SAP score of 62

Building and Acquiring Homes

Delivered through our Development Strategy, our new homes programme provides high quality and affordable new homes to meet local housing need in our communities, while increasing the value of our assets and the sustainability of the business. Through the investment into new homes in our communities, we stimulate the growth of sustainable communities and the local economy, while providing opportunities for customers to increase and realise their aspirations.

As part of our mission to provide great homes, we will diversify our current tenure offer by providing a range of new sale, shared ownership and rent to buy products. Through this we will aim to meet the diverse needs of our tenants and raise the home ownership aspirations of tenants, the wider community and to strengthen the asset base of the business, securing additional profit for reinvestment.

Building and Acquiring Homes Performance and Achievements 2015/16

  • Acquired 8 new family homes
  • £2.3million invested in developing new homes at Caden Court, Sedgefield
  • 97% of tenants satisfied with the quality of their new home and community
  • Our Miners Court development at Chilton was runner up in the Northern Region LABC Building Excellence Awards for Best social development scheme

2016/17 Look Forward

Moving forward to 2016/17, we will aim to:

  • Achieve 94% customer satisfaction with new homes
  • Develop plans to build 20 new homes by 2018
