We maximise the sustainability of our assets by providing new homes that meet the needs and aspirations of customers and by ensuring our existing homes are affordable to run and in excellent repair

We aim to provide safe, warm, high-quality homes that meet current and future customer needs and aspirations while supporting sustainable communities. A continued commitment to maintaining the Decent Homes Standard, upholding 100% Gas Safety compliance and delivering efficiencies via the construction related services contract with Livin Works.

To deliver this service a budget of £7,152,100 was allocated, 43% of this budget was allocated to repairs and maintenance with an over spend of £265,882 due to our desire to provide a better customer service and reducing the wait time on some repairs. Other aspects of the budget were allocated to void properties (22%), Gas (17%) Aids & Adaptations and cyclical maintenance. Overall the total spend against the budget was £7,098,532 resulting in an underspend of £53,568

Performance and achievements 2017/18

  • 100% of properties had a valid landlord gas safety record
  • 89% customer satisfaction with responsive repairs
  • 100% customer satisfaction with gas servicing
  • 81% of repairs completed ‘right first time’
  • 98% of appointments were made and kept
  • 98% of emergency repairs attended and complete within 4 hours
  • 87% waste recycling rate
  • 100% homes comply with the Decent Homes Standard

2018/19 Look forward

Moving forward to 2018/19, we will aim to:

  • Have zero homes failing to achieve SAP 62
  • Maintain 100% properties with a valid gas safety certificate
  • Maintain 100% compliance with Decent Homes Standard
  • Ensure tenant satisfaction with repairs is at a minimum 90%

Building and acquiring homes

Delivered through our Development Strategy, we will build and acquire homes that meet local needs and meet the demand across broader markets and tenures, as part of our mission to provide great homes, we will diversify our current tenure offer by providing a range of new sale, shared ownership and rent to buy products. Through this we will aim to meet the diverse needs of our tenants and raise the home ownership aspirations of tenants, the wider community and to strengthen the asset base of the business, securing additional profit for reinvestment.

 

Performance and achievements 2017/18

  • 125 units developed and acquired (all tenures)
  • 77 new social homes delivered through development and acquisitions
  • 100% of tenants satisfied with the quality of their new home

2018/19 Look forward

Moving forward to 2018/19, we will aim to:

  • Achieve 90% customer satisfaction with new homes
  • Develop and acquire up to 100 new homes across all tenures
  • Achieve a target of 194 building plots on land owned or controlled
